1. Before you Begin

Check the zoning requirements of your land. Note the maximum width and depth, lot coverage, and building height limitations of your property as well as any parking and sidewalk requirements. Most zoning information is available online through your local municipality, or we can help! See our Zoning Search services if you’re in the Kingston, Belleville, and Frontenac area.

2. Free Consultation

Book a consultation with our designer to discuss your project.

Tell us what you’re looking for, as well as your zoning requirements and budget. We work on custom home designs with clients across Canada, so it’s important we have your specific zoning information and project location at this point. This is a no-commitment consultation, it’s simply a conversation to see if we’re the right fit for you!

After the consultation, we’ll prepare an estimate based on your specifications. If you decide to proceed, House of Three will email you a contract and an invoice for a 50% retainer. Once we receive payment and the signed contract, we will get busy creating your custom house plans.

3. Initial Design

This is the part we especially love, bringing your dream space to life! Preliminary plans are drawn up and emailed to you for review. Note any changes you want to make to the initial house plans and email us a list. We’ll revise our design, within the scope of the building code, and resend the revised drawings.

4. Next Steps

Once revisions are complete, we’ll send you the final drawings, your municipal building permit application, and a list of any other documents you may require to complete your custom build (mechanical design, septic design, site/plot plan, truss design for instance). House of Three will also send the second invoice for the remaining 50% of our quote plus any services you have added on.

Submit your building permit application to your local municipal building department using the final drawings and application form we send to you.

If the building department submits a review letter with any questions, we will address any items or concerns within our contract scope to get your permit granted as efficiently as possible. That’s part of our job, we’re happy to help!
