How-To Plan A Deck Project

Building a deck can be an exciting way to enhance your outdoor living space. Whether you want a cozy spot to enjoy a morning coffee or a spacious area for entertaining, a well-built deck can improve the look and functionality of your home. However, before you begin construction, there are several important steps and considerations to ensure your deck is both safe and legally compliant.

Getting A Permit

One of the most critical aspects of building a deck is obtaining the proper permits. The City of Kingston requires homeowners to apply for a building permit for decks over a certain height or those that are attached to the house. Make sure if you are unsure that you reach out to the City before starting–just because it isn’t attached to the house, doesn’t mean a permit isn’t required, if you exceed the height a permit is still required.

Permits ensure that your deck meets local building codes and safety regulations, such as proper structural support and appropriate materials. If you are located outside of Kingston, be sure to check with your local planning and building department to confirm whether your deck requires a permit. Skipping this step can result in costly fines or even the removal of the deck if it doesn’t meet safety standards.

The Right Materials

Choosing the right materials for your deck is essential for both durability and aesthetics. Composite decking is a popular choice, as it is low-maintenance and resistant to the region's range of weather conditions. It offers long-lasting beauty without the need for staining or sealing.

Pressure-treated wood is another option, offering a natural look and affordability. However, it requires regular maintenance to prevent rot and decay.

As for decking boards, it's important to select those that are rated for outdoor use and are resistant to moisture and pests. When it comes to durability and ease of maintenance, composite boards are typically the best option, however, are the most expensive choice.

Deck Railings

Deck railings are not only an important safety feature but also a design element that complements your deck. There are specific regulations regarding railing height and strength, especially if the deck is elevated. The building code sets minimum heights for railings, also called guards, based on the height above grade.  For instance, railings should be at least 36” high for decks that are 24” or more above the ground, and they must be built according to the building code or an engineer's design, and designed to withstand a certain amount of force to prevent accidents. Popular railing options include wood, metal, and glass, each offering a different aesthetic and level of maintenance. Be sure to check the Ontario Building Code for railing specifications before installation.

Building a deck can be a rewarding project when approached with careful planning and consideration. By understanding the local regulations, choosing the best materials, and ensuring your deck meets safety standards, you'll create a space that enhances your home and stands the test of time.
